Friday Finds in Salt Lake City: Grads, Dads, Summer Home Buying Opportunities & Market Update
June is one of my favorite months in Utah. The weather is beautiful, families are celebrating milestones, and the real estate market is in full swing.
This week, we're celebrating both high school graduates and dads as we head into Father's Day weekend, while also taking a look at what's happening in the Salt Lake housing market and why this summer may be an excellent time to make a move.
Congratulations to the Class of 2026!
A huge congratulations to all the high school graduates across Salt Lake County and Utah.
This year is especially meaningful for me because my own son graduated from high school. Like many parents, I'm wondering how the years went by so quickly. Watching him walk across that stage was a reminder that life moves fast and every season brings exciting new opportunities.
Whether your graduate is heading to college, starting a career, joining the military, or simply figuring out their next step, congratulations to all the families celebrating this important milestone.

Nothing says summer quite like baseball, hot dogs, and family time.

Two Big Reasons to Buy or Sell a Home This Summer
If buying or selling a home has been on your mind, summer 2026 is presenting some unique opportunities.
1. Buyers Have More Choices
One of the biggest changes we're seeing in the Salt Lake real estate market is increased inventory.
More homes are coming on the market, giving buyers:
- More options
- More time to make decisions
- Less competition than previous years
Instead of feeling pressured to make an offer within hours, many buyers are able to compare properties and negotiate better terms.
2. Negotiation Opportunities Are Improving
We're seeing more price reductions and seller concessions than we've seen in recent years.
This means buyers may be able to negotiate:
- Closing costs
- Rate buydowns
- Repairs
- Home warranties
- Flexible closing timelines
For sellers, properly pricing your home from the beginning remains one of the most important factors in achieving a successful sale.
You're Invited: Open House in Salt Lake City
If you're thinking about purchasing a home, I'd love for you to stop by this weekend.
Open House
1895 W Sir Timothy Ave N
Salt Lake City, UT 84116
This home offers a fantastic opportunity to explore what is available in today's market while seeing firsthand what your buying power can accomplish.
Whether you're actively shopping or just beginning your homeownership journey, open houses are a great way to learn about neighborhoods, pricing, and market conditions.
Mortgage Minute: Waiting for Rates Could Cost More
One question I hear almost daily is:
"Should I wait for interest rates to drop?"
The answer depends on your personal situation.
Many buyers are discovering that today's increased inventory and seller concessions can create savings that outweigh a small future rate decrease.
Additionally, there are financing programs available that many buyers don't realize they qualify for, including:
- First-time homebuyer programs
- Down payment assistance
- FHA loans
- VA loans
- Self-employed borrower programs
- Temporary interest rate buydowns
Before deciding to wait, it may be worth having a conversation with a lender to understand your options.
Salt Lake Housing Market Update – June 2026
The Salt Lake County housing market continues moving toward a more balanced market.
Current trends include:
- Increased inventory levels
- More active listings
- More price reductions
- Improved negotiating opportunities for buyers
- Stable demand from qualified buyers
While we're not fully in a buyer's market, conditions are becoming much more favorable for buyers than they were during the highly competitive years of 2021 through 2023.
For sellers, well-priced homes continue to attract attention and sell successfully.
For buyers, the current market offers opportunities that haven't been available in several years.
Thinking About Making a Move?
Whether you're buying your first home, upgrading, downsizing, relocating to Utah, or investing in real estate, having a strategy matters.
I've been helping buyers and sellers navigate changing markets for nearly 15 years, and I'd love to help you create a plan that fits your goals and timeline.
If you have questions about:
- Buying a home
- Selling your current property
- First-time buyer programs
- Self-employed financing
