There is a lot happening in Utah real estate right now, and I have some personal news to share, too!

What Happened With Interest Rates This Week?

The Federal Reserve made news this week with a 0.25% increase to its benchmark interest rate, bringing the target range to 3.75%–4%.

If you're a home buyer, you may be wondering:

“Does that mean mortgage rates just went up 0.25%?”

Not necessarily.

The Federal Reserve does not directly set the mortgage rate you receive when buying a home. Mortgage rates are influenced by a number of factors, including the bond market, inflation expectations and the broader economy.

So while the Fed's decision is important, home buyers should look at the complete financing picture rather than making a decision based on one rate announcement.

That includes:

  • Your purchase price
  • Monthly payment
  • Down payment
  • Loan program
  • Seller-paid closing costs
  • Interest-rate buy-downs
  • Builder incentives
  • Your expected time in the home

This is especially important in today's market because there may be opportunities for buyers that aren't obvious if you're only watching mortgage rates.

Is Fall a Good Time to Buy a Home in Utah?

Fall can bring some interesting opportunities for buyers.

Some sellers who listed during the busy spring and summer months may be more motivated as the year winds down. At the same time, buyers can sometimes have more negotiating room than they would during a highly competitive spring market.

That doesn't mean every home is a deal — pricing, condition and location still matter.

For buyers, I recommend looking at the numbers on each individual property rather than trying to time the entire Utah housing market.

And if you're a first-time buyer, don't assume you need a huge down payment or that you have to wait for mortgage rates to fall before you can buy.

There may be loan programs, seller concessions and other strategies worth exploring.

I’ve recently made a company change and joined Homes International, a brand-new, locally focused real estate firm serving the Salt Lake area and surrounding Utah communities.

While the name on my email signature and marketing will be changing, the Realtor you know isn’t changing.

I’m still Nancy Bergman, your local Utah Realtor and the person you can call when you have a question about buying, selling, investing, or simply want to know what’s happening in your neighborhood’s real estate market.

Why I Made the Move...

After years in real estate, I’ve learned that the brokerage a Realtor works with can make a real difference in how that Realtor is able to serve clients.

I chose Homes International because I believe in the people behind the company and the direction they’re taking.

I made this move alongside several of my co-workers and managers from my previous company, people I know, trust, and genuinely believe in.

What 20 Showings, Multiple Offers & a $14,000 Over-Ask Sale Can Teach You About Selling a Home in Utah

20+ showings. Multiple offers. A $14,000 over-asking-price sale. And a whole lot of patience.

As a Salt Lake County Realtor, I’ve learned that some of the most rewarding real estate transactions aren't necessarily the easiest ones.

Recently, I helped my sellers sell their home for $453,000 after listing it for $439,000. Within the first four days, we had more than 20 showings and multiple offers.

On paper, it sounds like the perfect, easy real estate story.

It wasn't.

And that's exactly why I wanted to share it.

Sometimes the hard part starts after you have a buyer

My sellers were out of town, which meant I was handling a lot of the details locally for them.

At the same time, our buyers were first-time homebuyers. As exciting as buying a first home can be, the process can also feel overwhelming — especially when there are delays and unexpected bumps along the way.

And there were definitely delays.

There were moments when everyone was wondering:

Are we actually going to make it to closing?

My sellers were worrying. The buyers were waiting. And I was doing everything I could to keep communication moving and problems from becoming bigger problems.

And, of course, some of this happened while I was on vacation. 😂

But being a Realtor doesn't stop just because I'm out of town.

What happens behind the scenes matters

One of the things I tell my clients is that getting a home under contract is only part of the job.

The real work often happens after the offer is accepted.

That means communicating with buyers, sellers, lenders, title companies, inspectors and other professionals. It means tracking deadlines, answering questions, helping solve problems and keeping everyone focused on the finish line.

For out-of-town sellers especially, having a local Realtor who can be there when you can't can make a huge difference.

My job wasn't simply to put the house on the MLS and wait for an offer.

It was to be there.

To communicate.

To troubleshoot.

To keep my sellers informed.

And to go the extra mile when things didn't go exactly according to plan.

The listing strategy worked

The other important part of this story happened before we ever received an offer. 

We priced the home strategically, prepared it for the market and focused on getting as much qualified buyer attention as possible.

The result?

20+ showings in four days.

Multiple offers.

And ultimately:

Listed: $439,000

Sold: $453,000

$14,000 over asking price

That's a great result — but I don't believe it's simply about putting a high price on a home and hoping buyers show up.

It's about understanding the local market, positioning the property correctly and creating enough interest to give your sellers options.

What this means if you're thinking about selling a home in Salt Lake County

Every home and every neighborhood is different. What is my home worth? 

That's why I don't believe in a one-size-fits-all listing strategy.

Whether you're selling in West Jordan, South Jordan, Herriman, Sandy, Draper, Cottonwood Heights or another Salt Lake County community, the right strategy depends on the property, the neighborhood, current competition and what you're trying to accomplish.

And sometimes the best strategy isn't simply, "Let's list it as high as possible."

Sometimes it's about creating the right combination of price, condition and exposure to attract the right buyers.

That's where having an experienced local Realtor can make a difference.

The best part of this transaction

After all the delays, worrying and nail-biting moments, we made it to the closing table.

My sellers got their home sold for $14,000 over asking price, and our first-time buyers finally got the keys to their new home.

That's what makes these transactions worth it.

Real estate isn't always smooth.

Sometimes it's 20 showings and multiple offers.

Sometimes it's delays and stressful phone calls.

Sometimes it's answering emails while you're supposed to be on vacation. 😉

But when everyone keeps working toward the same goal — doing what's right for the clients — you can get to the other side.

Why Buyers Shouldn't Overlook a Fall Move

You’ve been waiting for something to change before you buy. It just might not be the thing you expected…

While everyone’s paying attention to mortgage rates, only the savviest buyers know that the changing season can start tipping things in their favor. 

Because every fall, buyers tend to get more to choose from, better prices, and more room to negotiate. And that’s why Hannah Jones, Senior Economist at Realtor.com, says:

We always see that the best time to buy window usually falls in the early fall around October.

And that’s exactly why, if you’ve been waiting for a better moment to buy, this season may be worth a closer look – even with rates where they are.

1. There Are More Homes To Choose From

One of the biggest frustrations buyers have had over the past few years has been a lack of choices. Fall tends to help with that.

Based on seasonal trends, Realtor.com data shows there are typically more homes available for sale in September through November than during any other season of the year (see graph below):

a graph of a number of homesWhy does this happen? Homes that hit the market in spring and summer don’t all close right away. Some sit. New listings keep coming. And inventory builds as the year goes on.

By fall, you’re looking at the largest pool of available homes all year. That makes it easier to find one that works for your needs and your budget. And if anything, this should be more true this year. Rates that are higher for longer tend to help inventory grow even more.

More choices can mean fewer compromises. You’re more likely to find the right home, not just the one that happens to be available.

2. Asking Prices Start To Drop

Having more choices is great. But if every home is still priced too high, that only gets you so far. That’s where fall’s second advantage kicks in: asking prices start their seasonal decline. 

HousingWire data shows this trend over time (see graph below):

a graph of a number of blue and green barsIt works like this. Spring and early summer are when sellers feel the most confident because that’s when demand is typically strongest. So, many homeowners price their homes higher during those periods because of the uptick in demand.

But every year, like clockwork, that dynamic starts to change by fall. Buyer activity slows down as the weather cools off. So, sellers have to price a bit lower to try to draw buyers in. And that’s good for your bottom line.

3. More Sellers Are Willing To Negotiate

But fall doesn’t just bring more choices and lower asking prices. It also brings more sellers who are increasingly motivated to get a deal done. 

You can see it in the data. Most years, fall is when price cuts peak according to Realtor.com data (see graph below):

While it’s not a big difference from summer, this fall you’ll have more negotiation power than you’d have if you wait until the first half of 2027. Here’s why. 

If a home is on the market in the fall, many sellers are eager to get it sold before the holidays. And since there are usually fewer buyers active in the fall, that often leads to another opportunity to snag a better deal. As the National Association of Realtors (NAR) explains:

“Less competition can lead to better deals. While homes are not selling as fast as during the summer, sellers may be more willing to negotiate.”

Even a small seller compromise here can make a meaningful difference for you. 

As an example, a 5% price drop on a $500,000 home is $25,000. That could mean you end up borrowing less, keeping more money in savings, having room in the budget for updates after you move in, or simply making the monthly payment feel more manageable.

Bottom Line

Of course, every market moves a little differently. But here's what doesn't change: Fall consistently buyers. More homes. Lower asking prices. Motivated sellers.

What $500K, $600K & $700K Buys in West Jordan in 2026

What $500K, $600K and $700K Buys You in West Jordan in 2026

If you're thinking about buying a home in West Jordan, one of the first questions I hear is:

“What can I actually get for my money?”

And honestly, that's a better question than simply asking, “What's the average home price in West Jordan?”

Because there is a big difference between what $500,000, $600,000 and $700,000 can buy you—and the ZIP code, neighborhood, age of the home and condition of the property can all change the equation.

I took a look at what's actually available in the West Jordan market right now, and here's how I'd think about the three price points.


🏡 Around $500,000: Getting Into West Jordan

At around $500,000, you can absolutely buy a home in West Jordan—but you'll likely need to decide what's most important to you.

Do you want more bedrooms?

A bigger yard?

Newer construction?

A better location?

More finished square footage?

You may not get all of those things at this price point.

Current listings around $500K include 4-bedroom homes in the roughly 1,700–2,000+ square-foot range, as well as townhomes and newer-construction options. There are also homes with larger lots that may need some updating.

For example, current West Jordan listings include a 4-bedroom, 2-bath home around 1,760 square feet listed at $465,000, a 4-bedroom, 2-bath home around 1,926 square feet at $495,000, and a 4-bedroom home around 1,843 square feet on a larger lot listed just under $500,000.

At around $500K, you may find:

  • 3–4 bedroom homes
  • Approximately 1,500–2,000+ square feet
  • Older established neighborhoods
  • Townhomes and condos
  • Some newer construction
  • Smaller lots in some newer developments
  • Homes that may need cosmetic updating
  • Occasionally, a larger lot or basement that makes the property particularly interesting

My advice at this price point:

Don't automatically dismiss the ugly house.

If the location and bones are right, paint, flooring, countertops and fixtures can be changed.

You can't renovate a bad location. Let's see what's available now in the $500K 


🏠 Around $600,000: The Sweet Spot?

This is where I think the West Jordan market starts getting particularly interesting.

At around $600,000, buyers can find a much broader range of single-family homes.

Current listings include homes around this price point with 4–5 bedrooms and roughly 2,200–3,000+ square feet. There are also newer-construction options and homes on larger lots.

For example, current listings include a 5-bedroom, 3-bath home around 2,600 square feet listed at $600,000 and a 3-bedroom, 2.5-bath home around 2,746 square feet listed just under $600,000.

This price range can give buyers a lot more flexibility.

At around $600K, you may find:

  • 4–5 bedrooms
  • 2,200–3,000+ square feet
  • Multiple living spaces
  • Finished or partially finished basements
  • Larger lots
  • Newer homes
  • Updated kitchens and bathrooms
  • More garage space
  • Homes in both established and newer neighborhoods

This is also where I would start comparing 84084, 84081 and 84088 very carefully.

West Jordan isn't one market.

At $600K, you might be looking at a very different house in 84084 than you would in 84081 or 84088. Check these out... 


🏡 Around $700,000: More Space & More Choices

Once you get to around $700,000, the conversation changes again.

You're no longer simply looking for a home that checks the basic boxes.

You're potentially shopping for more space, better finishes, a larger lot, additional bedrooms, a three-car garage or a newer/upgraded home.

Current West Jordan listings around $700K include homes with 4–6 bedrooms and roughly 3,100–3,700+ square feet, depending on the neighborhood and property.

For example, current listings include a 4-bedroom, 3.5-bath home around 3,238 square feet listed at $700,000 and a 3-bedroom home around 3,712 square feet listed just under $700,000.

You can also find newer construction and higher-end homes above this price range, so $700K doesn't necessarily mean you've reached the top of the West Jordan market.

At around $700K, you may find:

  • 4–6 bedrooms
  • 3,000+ square feet
  • Larger lots
  • Multiple living areas
  • Finished basements
  • 3-car garages
  • More extensive upgrades
  • Newer construction
  • Homes with higher-end finishes
  • More flexibility in choosing neighborhood and location

But here's the catch:

More expensive doesn't automatically mean better.

A $700K house that has been sitting on the market may be a very different opportunity from a $675K home that's beautifully maintained and priced correctly.

That's where having someone analyze the actual numbers matters. You may be surprised to find your West Jordan Dream home


So… Which Price Point Gives You the Most?

Here's how I'd simplify it:

💰 $500K

Value + compromise

You can get into West Jordan, but you may need to prioritize your wants.

💰 $600K

Choice + flexibility

This is where the combination of size, condition, location and features starts opening up significantly.

💰 $700K

Space + options

You can potentially be much more selective about the neighborhood, size, finishes and features.

But there's another important factor:

Your $600K budget doesn't have to mean a $600K house.

If you're financing, your monthly payment, interest rate, taxes, insurance and HOA can all affect what makes sense.

For some buyers, spending $550K and keeping money available for improvements makes more sense than stretching to $650K.

For someone else, the opposite may be true.

There isn't one “right” price point.

There's the right price point for you.


And This Is Why I Don't Tell Buyers to Just “Look at West Jordan”

When a buyer tells me:

“We're looking in West Jordan.”

My next questions are usually:

Which part?

What's your budget?

How much space do you need?

Are you okay with an older home?

Do you want newer construction?

How important is the lot size?

Do you need a basement?

What's your commute?

Choice.

You can find established neighborhoods, newer construction, townhomes, larger homes, smaller homes, fixer-uppers and move-in-ready properties.

The trick isn't simply finding a house you can afford.

It's figuring out where your money works hardest.

And that's where having a local West Jordan Realtor who understands the neighborhoods—not just the listings—can make a difference.

West Jordan Isn’t One Market: Here’s the Difference Between 84084, 84081 & 84088

If you're thinking about buying or selling a home in West Jordan, there's something important to know:

West Jordan isn't one real estate market.

The ZIP code your home is in can make a meaningful difference in pricing, home styles, lot sizes, neighborhood feel, inventory and even what buyers are looking for.

West Jordan is divided primarily into three ZIP codes — 84084, 84081 and 84088 — and each has its own personality.

As a Realtor who works throughout the Salt Lake Valley, I often tell clients that looking at the "West Jordan market" as one number doesn't tell the whole story.

Here's a closer look.


84084: Established West Jordan & More Character

Think: mature neighborhoods, established homes, larger trees and value.

84084 is generally the northeastern portion of West Jordan and includes many of the city's older, established neighborhoods.

You'll find a mix of homes built across several decades, with many properties offering mature landscaping, established streets and homes with more traditional floor plans.

This is often an area I point buyers toward when they want more house or a more established neighborhood without necessarily paying a premium for newer construction.

Current market data illustrates the difference. Realtor.com reported a median listing price of approximately $490,000 for 84084 in its May 2026 West Jordan ZIP-code snapshot. 

Who tends to like 84084?

  • Buyers looking for value
  • First-time buyers
  • Buyers who prefer established neighborhoods
  • Buyers willing to update or renovate
  • People who like mature landscaping and larger, older neighborhoods
  • Investors looking for opportunities in an established market

One thing I always tell buyers considering an older West Jordan home:

Don't automatically assume older means worse.

Sometimes the location, lot and neighborhood are worth far more than having the newest finishes inside the house. Check out some properties in the West Jordan, 84084 area


84081: Newer West Jordan, Growth & More Variety

Think: newer construction, newer neighborhoods, more development and a strong family appeal.

84081 covers a large portion of western West Jordan and has a very different feel from some of the older neighborhoods in 84084.

There is a significant mix of newer homes and developments, along with established neighborhoods. Buyers may find newer floor plans, newer infrastructure and communities designed around the needs of today's homeowners. Not to mentioned new stores are also coming up. Here you will find a newer Home Depot, Furniture Row and there a new Trader Joe's coming to 7800 S and 5600 W! West Jordan's Trader Joes 

It's also a ZIP code where you'll want to pay attention to exact location rather than assuming every neighborhood is comparable simply because it shares the same ZIP code.

And the price difference can be significant.

Realtor.com's May 2026 data showed a median listing price of approximately $619,000 in 84081, considerably higher than the $490,000 median listed for 84084. Check out properties in 84081

Who tends to like 84081?

  • Buyers looking for newer homes
  • Growing families
  • Buyers who want modern floor plans
  • People looking for newer communities
  • Buyers who want more options at different price points
  • Sellers who benefit from demand for newer housing

That doesn't mean every home in 84081 is newer or more expensive.

It means the mix of housing is different enough that you shouldn't compare an 84081 home directly to an 84084 home without looking at the specific neighborhood, age, condition and features.


84088: The Sweet Spot Between Established & Newer

Think: established West Jordan, convenient location, a mix of housing ages and strong accessibility.

84088 is another area where the ZIP code alone doesn't tell the whole story.

You'll find established neighborhoods alongside homes from the 2000s and newer construction, creating a pretty broad range of housing.

For many buyers, that's part of the appeal. 

You can potentially find a home with more modern features without giving up the established feel and convenience of older West Jordan neighborhoods.

Realtor.com's May 2026 snapshot put the median listing price in 84088 at approximately $572,000.

And there is another important factor:

Location. You are equal distance between 3 major freeways. 

Depending on exactly where you are in 84088, access to major roads, shopping, employment centers and surrounding communities can be a major selling point.

Who tends to like 84088? 

  • Buyers wanting a balance of newer and established housing
  • Move-up buyers
  • Families
  • Buyers who value convenience
  • Sellers with updated homes
  • Investors looking for established neighborhoods

This is also an area where I've personally worked with clients, so I know firsthand that the specific neighborhood matters. Check out the properties available in 84088


So Which West Jordan ZIP Code Is "Best"?

Here's my honest Realtor answer:

It depends on you.

If you want an established neighborhood and potentially more value for your money, I'd start by looking at 84084.

If you're looking for newer construction and a more modern neighborhood environment, 84081 may be worth a closer look.

If you want a combination of established neighborhoods, newer homes and convenient access to the rest of the Salt Lake Valley, 84088 deserves a look.

And if you're selling?

The same principle applies.

Your home isn't competing against every house in West Jordan.

It's competing against the homes buyers are actually considering in your specific price range, neighborhood, age, condition and location.

That's why I don't like giving homeowners a home value based solely on a broad "West Jordan average."

A home in 84084 isn't automatically comparable to a home in 84081.

And two homes in the same ZIP code aren't necessarily comparable either.


The Bottom Line: ZIP Code Is Just the Starting Point

West Jordan has a lot going for it: a variety of housing, established neighborhoods, newer communities, shopping, parks, access to major roads and proximity to other parts of the Salt Lake Valley.

But West Jordan isn't one market.

It's a collection of neighborhoods with different housing characteristics, different price points and different types of buyers.

That's why when you're buying or selling here, I think you need more than a website estimate or a county-wide market statistic.

You need someone who understands the neighborhood behind the ZIP code.

That's where I come in.

Let me start by saying… being a Realtor is not always glamorous. 😂

I’ll go first with my most embarrassing Realtor moment.

I was with clients for an appointment when, completely out of nowhere, I started feeling sick. You know, cold when it's hot... And when I say sick, I mean I threw up in my car in front on my clients. 

Unfortunately, there was no “push through it”. I had to cancel the tour with my clients, apologize, and cancel the appointment.

Not exactly the polished, professional Realtor moment you imagine when you sign up for this career! 😂

But honestly, after 15 years in real estate, I've learned that being a good Realtor isn't about always looking perfect.

It's about being real.

Real estate is messy. Deals get complicated. Life happens. And sometimes your Realtor throws up in her car with you in it. 🤷‍♀️😂

I don't think clients need a perfect agent. They need someone they can trust—someone who will be honest, communicate, advocate for them, negotiate hard, and be there when things don't go according to plan.

That's the kind of Realtor I try to be.

Experienced. Honest. Authentic. Human.

And yes… I have cleaned up my car. This isn't the first time it was puked in. I have kids! 😂

Daybreak is one of South Jordan's signature communities, built around parks, trails, neighborhood amenities and 67-acre Oquirrh Lake. The community also includes The Watercourse, pools, trails, shopping and dining.

SoDa Row

Think of SoDa Row as one of Daybreak's neighborhood gathering spots. It's walkable, close to the lake and surrounded by restaurants, shops and community activity.

Downtown Daybreak

The newest entertainment hub includes The Ballpark at America First Square, home of the Salt Lake Bees, along with restaurants, shopping, movies and year-round events.

Visit an area during the evening, not just during a daytime home tour. Grab dinner, walk around and see what the neighborhood feels like when people are actually living there.


🏔️ DISCOVER HERRIMAN

Herriman offers a different feel from South Jordan, with newer neighborhoods, foothill access, recreation and plenty of mountain views.

Blackridge Reservoir

Blackridge Reservoir

A popular Herriman recreation destination with a sandy beach, playground, trails and water activities. The city lists the reservoir hours as 7 AM–10 PM; seasonal parking and water-quality rules apply.

Yellow Fork Canyon

A great place to experience the outdoor side of Herriman and get a feel for how close many neighborhoods are to the foothills.

J.L. Sorenson Recreation Center

A great resource for families and active adults, with fitness, swimming, sports and recreation programs.

⭐ Nancy's Local Tip

If you're considering Herriman, drive toward the foothills and then back toward the valley. The views, elevation and neighborhood feel can change dramatically within just a few minutes.

One of the best things about living in the southwest valley is the access to outdoor recreation.

🚗 NANCY'S “DO THIS BEFORE YOU BUY” TIPS

1. Drive the neighborhood at 7 AM.

What's the commute really like?

2. Come back around 4–6 PM.

Check traffic, school pickup and congestion.

3. Visit after dark.

Look at lighting, traffic, noise and overall neighborhood activity.

4. Test the commute.

Actually drive from the neighborhood to your workplace during your normal commute time.

5. Explore beyond the house.

Find the grocery store, coffee shop, gym, park and restaurant you'll probably use most.

6. Look at future development.

South Jordan and Herriman continue to grow. Ask what is planned around the property—not just what's there today.

7. Compare HOA costs carefully.

Don't just look at the monthly payment. Understand what the HOA includes, what amenities are available and what restrictions apply.

8. Look beyond the MLS photos.

Walk the surrounding streets. Check neighboring properties, traffic patterns, lot orientation and views.

The “perfect” home on paper may not be the perfect home for you if you don't love the neighborhood.

Spend time here.

Grab coffee.
Walk the trails.
Visit a park.
