From Inspection Issues to Closing Table: Helping a First-Time Buyer Move One Step Closer to Homeownership
Buying your first home is exciting—but let’s be honest, it can also feel overwhelming.
I recently worked with a first-time buyer who found a home they loved… but like many homes, the inspection came back with a few concerns—including mold and required FHA repairs.
For many buyers, this is the moment where doubt creeps in:
- “Should I walk away?”
- “Will the seller fix this?”
- “Can I even still get my loan approved?”
Here’s the good news: this is where having the right strategy (and the right agent) makes all the difference.
Understanding FHA Repairs
When you’re using an FHA loan, the property has to meet certain safety and livability standards.
That can include:
- Addressing health concerns like mold
- Ensuring systems like HVAC, electrical, and plumbing are functioning properly
- Fixing any issues that could impact the home’s safety or value
These aren’t “nice-to-have” repairs—these are FHA required for the loan to move forward.
Negotiating the Repairs
Instead of walking away, we leaned in.
We:
✔️ Reviewed the inspection report in detail
✔️ Identified FHA-required items vs. recommended repairs
✔️ Negotiated directly with the seller to handle the major issues
And the result?
👉 The seller agreed to complete all major FHA repairs—including the mold issue
Why This Matters for Buyers
A lot of first-time buyers assume:
- Sellers won’t agree to repairs
- Homes with issues are a lost cause
- FHA loans make things “too hard”
That’s not always true.
With the right approach:
- Problems become negotiation points
- Inspections become leverage
- And deals can still come together
One Step Closer to Home
Now, this buyer is one step closer to becoming a homeowner—and doing it the right way, with a safe and solid home.
Moments like this are why I love what I do.
Because it’s not just about finding a house—it’s about protecting my clients and helping them move forward with confidence.
