Daybreak & Oquirrh Lake

Daybreak

Daybreak is one of South Jordan's signature communities, built around parks, trails, neighborhood amenities and 67-acre Oquirrh Lake. The community also includes The Watercourse, pools, trails, shopping and dining.

Don't judge Daybreak by one neighborhood! There are many different villages, home styles and price points. Drive through several sections before deciding whether Daybreak is right for you.

Also pay attention to HOA/community fees and amenities when comparing homes. Some amenities are resident-specific.


🍔 GRAB A BITE & EXPLORE

SoDa Row

Think of SoDa Row as one of Daybreak's neighborhood gathering spots. It's walkable, close to the lake and surrounded by restaurants, shops and community activity.

Downtown Daybreak

The newest entertainment hub includes The Ballpark at America First Square, home of the Salt Lake Bees, along with restaurants, shopping, movies and year-round events.

Visit an area during the evening, not just during a daytime home tour. Grab dinner, walk around and see what the neighborhood feels like when people are actually living there.


🏔️ DISCOVER HERRIMAN

Herriman offers a different feel from South Jordan, with newer neighborhoods, foothill access, recreation and plenty of mountain views.

Blackridge Reservoir

Blackridge Reservoir

A popular Herriman recreation destination with a sandy beach, playground, trails and water activities. The city lists the reservoir hours as 7 AM–10 PM; seasonal parking and water-quality rules apply.

Yellow Fork Canyon

A great place to experience the outdoor side of Herriman and get a feel for how close many neighborhoods are to the foothills.

J.L. Sorenson Recreation Center

A great resource for families and active adults, with fitness, swimming, sports and recreation programs.

⭐ Nancy's Local Tip

If you're considering Herriman, drive toward the foothills and then back toward the valley. The views, elevation and neighborhood feel can change dramatically within just a few minutes.

One of the best things about living in the southwest valley is the access to outdoor recreation.

🚗 NANCY'S “DO THIS BEFORE YOU BUY” TIPS

1. Drive the neighborhood at 7 AM.

What's the commute really like?

2. Come back around 4–6 PM.

Check traffic, school pickup and congestion.

3. Visit after dark.

Look at lighting, traffic, noise and overall neighborhood activity.

4. Test the commute.

Actually drive from the neighborhood to your workplace during your normal commute time.

5. Explore beyond the house.

Find the grocery store, coffee shop, gym, park and restaurant you'll probably use most.

6. Look at future development.

South Jordan and Herriman continue to grow. Ask what is planned around the property—not just what's there today.

7. Compare HOA costs carefully.

Don't just look at the monthly payment. Understand what the HOA includes, what amenities are available and what restrictions apply.

8. Look beyond the MLS photos.

Walk the surrounding streets. Check neighboring properties, traffic patterns, lot orientation and views.
