🦃 Turkey, Trader Joe's & a Buyer's Market… Oh My!

What's New in West Jordan, Herriman, South Jordan & the Salt Lake Valley | November 2026

🍂 Hello, November!

How is it November already?!

One minute we're enjoying those gorgeous Utah fall colors, and the next we're scraping frost off our windshields, digging out winter coats, and wondering if it's too early to put up Christmas lights.

For the record, I say GO FOR IT! 🎄😂

November is one of my favorite months. It's all about gratitude, family, good food, and enjoying the communities that make the Salt Lake Valley such a wonderful place to call home.

And speaking of home, there's a LOT happening around town!

We've got new Trader Joe's stores, World Market opening in West Jordan, exciting restaurants on the way, and a real estate market that's giving buyers something they haven't had in a while: OPTIONS!

So grab your coffee (or pumpkin spice latte), and let's catch up!

🛒 What's New Around Town? New Businesses in West Jordan & Herriman

TWO New Trader Joe's! Yes, TWO! 🎉

Apparently, someone finally realized that those of us on the west side of the Salt Lake Valley love Trader Joe's, too!

Trader Joe's – West Jordan
📍 5561 W. 7800 S., West Jordan, Utah
Opened October 23, 2026

Trader Joe's – Herriman
📍 4918 W. 13400 S., Herriman, Utah
Opened October 9, 2026

No more driving across the valley for frozen orange chicken, Everything But the Bagel seasoning, or those seasonal goodies we didn't know we needed.

And seriously, has anyone EVER walked into Trader Joe's for one thing and actually left with just one thing? 😂

Nancy's Local Tip: With Thanksgiving right around the corner, check out their seasonal treats and holiday entertaining ideas. I am excited to do all my Thanksgiving shopping here, except the wine. Heading to California soon to get my Two (now Three) Buck Chuck.

🏡 World Market Comes to West Jordan!

📍 Jordan Landing – 7037 Plaza Center Drive, West Jordan

Calling all home decorators, gift shoppers, and people who love finding things they didn't know they needed!

World Market opened its new West Jordan location in October, bringing unique home décor, furniture, international foods, and holiday gifts to Jordan Landing.

As a Realtor, I'm always looking for fresh decorating and home-staging ideas, so this one is definitely on my list!

Nancy's Local Tip: If you're hosting Thanksgiving or looking for a little holiday decorating inspiration, this is a great place to explore.

Just remember, browsing doesn't always mean buying. At least that's what I tell myself! 😂

🍖 R&R BBQ Is Coming to West Jordan!

BBQ lovers, get ready!

R&R BBQ is planning a new West Jordan location at 7724 S. 5600 W., with an anticipated December 2026 opening.

That means another option for brisket, ribs, pulled pork, and all those delicious barbecue sides.

I'll be keeping an eye out for the grand opening!

🦃 Thanksgiving in Utah: Food, Family & a Little Holiday Chaos!

Thanksgiving is just around the corner!

Whether you're hosting 20 people, bringing a side dish, or showing up with a pie and calling it good, there's something special about gathering around the table.

And let's be honest, every family has that ONE dish that absolutely must be on the menu.

For some, it's green bean casserole.

For others, it's sweet potatoes with marshmallows.

And then there's the ongoing debate: Is cranberry sauce better homemade or straight from the can?

No judgment here! 😂

🥧 Thanksgiving Recipes Worth Gobbling Up!

Looking for a little inspiration for your Thanksgiving table?

I've rounded up some holiday favorites:

🦃 Juicy Thanksgiving Turkey
🥔 Creamy Mashed Potatoes

🏡 Salt Lake County Real Estate Market Update: November 2026

Is It Really Becoming a Buyer's Market?

Let's talk about what's happening in the Salt Lake City housing market.

Here's the simple version:

The market has shifted.

Buyers have more homes to choose from, sellers are adjusting their expectations, and we're seeing more price reductions and opportunities to negotiate.

Based on September 2026 market reports, the median sale price in Salt Lake County was approximately $553,600, with roughly 4.2 months of housing inventory.

Market statistics vary by property type and reporting source. For an updated neighborhood-specific analysis, contact me directly.

Remember when buyers were competing against multiple offers, waiving inspections, and practically begging sellers to accept their contracts?

Well, things have changed!

🏠 What Does This Mean for Buyers?

If you've been waiting for a little breathing room in the housing market, you may finally have it!

We're seeing opportunities for:

✅ Negotiating purchase prices
✅ Asking sellers for closing-cost assistance
✅ Exploring mortgage rate buydowns
✅ Requesting repairs
✅ Taking more time to compare properties

I've personally seen some pretty significant price reductions lately.

And here's something else worth considering...

🎄 Could You Spend Christmas in a New Home?

Imagine celebrating the holidays in your very own home!

Depending on your closing date and mortgage terms, you might even be able to close before the holidays and not make your first mortgage payment until January or February 2027.

Of course, every loan is different, so we'll want to confirm the details with your lender.

But it's definitely something worth exploring!

Want to see what homes are available in West Jordan, South Jordan, Herriman, Sandy, or Salt Lake City?

Let's chat! No pressure, just options.

🏡 What About Sellers?

Homes are still selling!

But here's the difference: Pricing your home correctly from day one matters more than ever.

Buyers are comparing properties, watching price reductions, and paying close attention to condition and monthly payments.

Overpricing your home could mean sitting on the market longer than necessary.

The right pricing, preparation, professional marketing, and negotiation strategy can make all the difference.

And remember, every neighborhood is different.

What's happening in West Jordan may be completely different from what's happening in Sandy, Daybreak, Herriman, or Sugar House.

That's why local market knowledge matters!

🍁 Why November Can Be a Great Time to Explore Real Estate

Most people assume spring is the best time to buy or sell a home.

But here's something I've learned after more than 15 years in real estate:

Sometimes the best opportunities happen when everyone else is distracted by the holidays!

During November and December, we often see fewer casual buyers looking at homes.

And sellers who keep their homes listed during the holidays may have a specific reason for wanting to move.

That doesn't mean every seller is desperate or every home is a bargain.

But it DOES mean there may be opportunities worth exploring.

Whether you're a first-time homebuyer, relocating to Utah, downsizing, or thinking about selling, having a plan is more important than trying to perfectly time the market.

❤️ A Little Thanksgiving Gratitude

Before we get too caught up in holiday shopping, decorating, cooking, and trying to figure out where everyone is sitting at Thanksgiving dinner, I want to say something.

THANK YOU!

To my past clients, current clients, friends, family, neighbors, and everyone who has supported my real estate business over the years, I am truly grateful.

Your referrals, kind words, and trust mean more than you know.

I love what I do, and helping people find their place to call home is something I never take for granted.

Whether we've worked together on a real estate transaction or simply had a conversation about the market, I appreciate you!

And if we've worked together in the past and you haven't had a chance to leave a Google review, I'd be so grateful if you would share your experience.

Those reviews help other buyers and sellers find a Realtor they can feel comfortable working with.
