1. Slowing Prices & Increased Choices

  • The median home sale price in Salt Lake City dropped to $588,000 in July 2025, reflecting a 6.7% decrease year-over-year Redfin.

  • In April 2025, the median price was $537,500, down 2.4% year-over-year Move Utah Real Estate.
    This moderation signals a cooling market and potential opportunity for buyers to negotiate.

2. Inventory Rising

  • Active listings surged — a 38% year-over-year increase in the Salt Lake City–Murray metro as of July, reaching the highest level in over a decade Wolf Street.

  • Utah overall experienced a 23% rise in inventory compared to 2019, giving buyers more options again Best Utah Real Estate.

3. Slower Sales = More Leverage

  • Average days on market in Salt Lake City increased to 35 days in July, up from 32 days last year Redfin.

  • In the broader metro area, median days on market climbed to 52 days, the highest July in over a decade Wolf Street.
    This trend means buyers can take more time without feeling pressured, and may even negotiate contingencies.

4. Price Drops & Buyer-Friendly Terms
