I recently helped a first-time homebuyer who was ready to stop renting but unsure of what they could afford. They were pre-approved up to $400,000, which limited their options, and they had a specific list of must-haves.
We explored condos and townhomes in Herriman, West Jordan, and South Jordan. After touring several properties, we found the one: a beautiful townhouse in South Jordan that had been on the market for over 60 days with one price reduction.

Then came a challenge — their lender quoted a higher rate than expected. I suggested they talk with one of my preferred lenders, who carefully reviewed every financing option. That call changed everything.
💰 My lender secured 100% financing at 5.8%, and I negotiated $15,000 off the list price plus $7,500 in closing cost credits.
The home was in pristine condition, and the transaction went smoothly. We’re closing this week — and their monthly payment is about the same as their rent.
