Salt Lake City Real Estate Update: Big News, Mortgage Rates & a West Valley Home Under $450K

September 2026 Salt Lake City real estate update from local Utah Realtor Nancy Bergman

There is a lot happening in Utah real estate right now, and I have some personal news to share, too!

I’ve officially made a company change and joined Homes International, a local real estate company serving Utah. I’m excited to be working alongside many of the people I’ve worked with and trusted over the years.

While my brokerage name is changing, my commitment to my clients isn’t.

I’m still the same local Realtor helping buyers and sellers throughout West Jordan, South Jordan, West Valley City, Salt Lake City, Sandy, Herriman, Draper and communities throughout Salt Lake County.

My goal has always been to provide honest advice, clear communication and a real-world understanding of the Utah housing market — without the pressure.

What Happened With Interest Rates This Week?

The Federal Reserve made news this week with a 0.25% increase to its benchmark interest rate, bringing the target range to 3.75%–4%.

If you're a home buyer, you may be wondering:

“Does that mean mortgage rates just went up 0.25%?”

Not necessarily.

The Federal Reserve does not directly set the mortgage rate you receive when buying a home. Mortgage rates are influenced by a number of factors, including the bond market, inflation expectations and the broader economy.

So while the Fed's decision is important, home buyers should look at the complete financing picture rather than making a decision based on one rate announcement.

That includes:

  • Your purchase price
  • Monthly payment
  • Down payment
  • Loan program
  • Seller-paid closing costs
  • Interest-rate buy-downs
  • Builder incentives
  • Your expected time in the home

This is especially important in today's market because there may be opportunities for buyers that aren't obvious if you're only watching mortgage rates.

Is Fall a Good Time to Buy a Home in Utah?

Fall can bring some interesting opportunities for buyers.

Some sellers who listed during the busy spring and summer months may be more motivated as the year winds down. At the same time, buyers can sometimes have more negotiating room than they would during a highly competitive spring market.

That doesn't mean every home is a deal — pricing, condition and location still matter.

For buyers, I recommend looking at the numbers on each individual property rather than trying to time the entire Utah housing market.

And if you're a first-time buyer, don't assume you need a huge down payment or that you have to wait for mortgage rates to fall before you can buy.

There may be loan programs, seller concessions and other strategies worth exploring.

Thinking About Buying a Home in West Valley or West Jordan?

One of the biggest advantages of working with a local Realtor is understanding how different parts of the Salt Lake Valley can feel — and how dramatically homes and neighborhoods can vary from one community to another.

I help buyers compare communities based on more than just the listing price.

Depending on your priorities, we may look at:

  • West Valley City
  • West Jordan
  • South Jordan
  • Herriman
  • Taylorsville
  • Salt Lake City
  • Murray
  • Sandy
  • Draper
  • Millcreek
  • Cottonwood Heights

There isn't one perfect neighborhood for every buyer. The right fit depends on your budget, commute, lifestyle and long-term plans.
