Selling a home for sale by owner (FSBO) can seem like a good way to save on realtor commissions, but there are several reasons why it might not always be the best choice. Here are some key drawbacks to consider:

  • Reduced Marketing Reach: Realtors have access to Multiple Listing Services (MLS), which puts your property in front of a wide range of potential buyers. FSBO listings typically have less exposure, meaning fewer people will see your home.
  • Online Presence: Realtors can also list your property on real estate websites, social media, and other platforms that might be difficult to manage on your own.

3. Negotiation Skills

  • Lack of Experience: Experienced agents are skilled negotiators who know how to handle offers, counteroffers, and the complexities of the transaction. As a homeowner, you might struggle with tough negotiations or unknowingly accept a low offer.
  • Dealing with Buyer’s Agents: Most buyers have an agent representing them, and dealing with a professional negotiator without the same expertise can put you at a disadvantage.

4. Legal and Paperwork Complexity

  • No Buyer’s Agent: If buyers are working with a buyer’s agent, it’s typical for the seller to pay the buyer’s agent’s commission. As an FSBO seller, you might find yourself in an awkward position negotiating this aspect.

8. Lack of Emotional Distance

  • Emotional Involvement: Selling a home can be an emotional experience, and it's easy to make decisions based on feelings rather than logic. Realtors are removed from the situation and can make objective decisions, whereas you might have trouble staying detached during negotiations.

 

9. Bad deals happen.

  • You could be there for a while. Homeowners who are selling their home don’t have the time to truly understand the process. They also don’t know the market value or understand market reports. At the end of the day, you could be paying a lot more than the home is actually worth. Also, after signing the contract, you may realize an error has been made. In that case, you would be stuck in a bad deal.

Agents have plenty of resources at hand. That’s why using a real estate agent can speed things up. As a homeowner listing a FSBO, it will take a lot longer. Chances are you’re unsure of the process itself and will spend hours researching the market and contracts. Just leave it to the pros.
