This past weekend, I stopped by a For Sale By Owner (FSBO) in West Jordan.
It's an adorable rambler in a great location near West Jordan Park, and I had the opportunity to talk with the homeowners about their plans for selling.
The reason they weren't planning to hire a Realtor?
They didn't think they could afford one.
And honestly, I completely understand why someone would think that.
When you're selling your home, the idea of paying a commission can feel like a big expense, especially when you think, “I can put it on the MLS, show it myself and save the commission.”
But here's the conversation I wanted to have with them:
Before you decide you can't afford a Realtor, let's talk about what you're actually paying for.
A good Realtor isn't simply opening the door for showings and putting a sign in the yard.
There is a lot happening behind the scenes.
What Does a West Jordan Realtor Actually Do?
Selling a home involves much more than finding a buyer.
As a local West Jordan Realtor, my job is to help you understand the market, determine how to position your property, market it to the right buyers, navigate negotiations, manage deadlines and paperwork, and help protect your interests throughout the transaction.
And one of the biggest things sellers sometimes underestimate is the contract itself.
The Utah REPC Is a Big Deal
The Real Estate Purchase Contract (REPC) is not a simple document.
It contains important terms, deadlines, contingencies and obligations that can have a significant impact on a transaction.
For someone who doesn't work in real estate every day, it's a lot to navigate.
For me?
I see these contracts all the time.
I work with them regularly. I know what they look like. I know the terminology. I understand the different pieces of the transaction and the questions that need to be asked.
The sellers I met this weekend hadn't even seen the REPC before.
That's not a criticism at all.
Why would they have?
They don't sell houses every day.
I do.
That's one of the reasons I believe a good local Realtor can bring real value to a seller. even when the seller initially thinks they can't afford representation.
It's Not Just About the Commission
This is the part I really wanted to explain.
The question shouldn't simply be:
“How much does a Realtor cost?”
The better question is:
“What could professional representation potentially save me,or help me gain, during the transaction?”
That could mean helping you determine the right asking price.
It could mean knowing how to position your home against the competition.
It could mean getting more qualified buyers through the door.
It could mean negotiating price and terms.
It could mean identifying an issue in a contract before it becomes a problem.
It could mean helping you navigate inspections, appraisals, repairs, deadlines and contingencies.
And it could mean simply having someone who knows what comes next when something unexpected happens.
That's the value I'm talking about.
I Don't Believe Every Seller Needs to Be Sold on Hiring an Agent
And this is where I'm a little different.
I'm not interested in convincing someone to hire me if I'm not the right fit for them.
If you want to sell your West Jordan home yourself, I'm happy to respect that.
But I also want you to have good information before you make that decision.
Maybe you do decide FSBO is the right choice.
Maybe you decide you want professional representation.
Maybe you just want to sit down with a Realtor and understand what your options are before deciding.
All of those are okay.

Why Local Experience Matters

I'm going to talk about the competition.
I'm going to tell you what buyers are doing.
And if I think there is something you should address before putting your home on the market, I'll tell you that too.
Because my goal isn't just to get your listing.
My goal is to help you make a smart decision.
