New Businesses Opening in South Jordan (2026): What’s Coming & Why It Matters for Our Community

New Businesses Opening in South Jordan (2026): What’s Coming & Why It Matters for Our Community

By Nancy Bergman, South Jordan Local Expert & Realtor

South Jordan continues to grow—and one of the best signs of a strong, thriving community is new businesses choosing to open their doors here. As a local Realtor and South Jordan resident expert, I keep a close eye on what’s coming to our area because new restaurants, retail, and entertainment don’t just add convenience—they strengthen property values, create jobs, and make our neighborhoods even more desirable.

Here’s a look at some of the exciting businesses and developments opening in South Jordan this year.

The Growth Hub: Downtown Daybreak

Much of the excitement is happening in Downtown Daybreak, which is quickly becoming the heart of South Jordan’s dining, entertainment, and retail scene.

This mixed-use district is attracting new restaurants, local retailers, and entertainment options—all centered around walkability, community events, and easy access to TRAX. With the addition of the new Salt Lake Bees stadium, the area is expected to bring year-round energy and continued business growth.

For homeowners, this kind of development is a big deal. Areas near lifestyle centers and entertainment districts typically see strong long-term demand.

New Restaurants Opening in South Jordan

South Jordan’s food scene keeps getting better. Some of the new and newer additions opening or expanding this year include:

  • Hires Big H – A Utah classic now serving up burgers, fries, and their famous root beer in Downtown Daybreak.

  • Bubbakoo's Burritos – A fast-casual favorite known for customizable burritos, bowls, and creative Mexican-fusion options.

  • Nami Lily Sushi & Ramen – A fresh addition offering sushi, ramen, and Japanese comfort favorites.

More dining concepts are expected throughout the year as demand continues to grow alongside South Jordan’s population, including the Utah's Famous, Red Iguana

Retail, Services & Lifestyle Businesses

In addition to restaurants, South Jordan is seeing growth in:

  • Boutique fitness and wellness studios

  • Local service providers (beauty, health, and professional services)

  • Specialty retail and neighborhood-focused shops

As more residents move into areas like Daybreak, Herriman border communities, and west South Jordan, businesses are following to meet the demand.

Why New Businesses Matter for Homeowners

As a Realtor, I always tell my clients: growth is a good sign.

New business development:

  • Supports home value appreciation

  • Makes neighborhoods more convenient and livable

  • Attracts more buyers to the area

  • Builds a stronger sense of community and lifestyle

South Jordan continues to be one of the most desirable places in the Salt Lake Valley because it offers that balance of newer homes, great schools, and now—more dining, shopping, and entertainment than ever before.

What Really Matters When Buying a Home | Salt Lake City Real Estate Tips

What Really Matters When Buying a Home | Salt Lake City Real Estate Tips

When the Microwave Is the Deal Breaker… 🤔

I was recently showing a home that checked almost every box.

Great location.

Smart layout.

Strong price.

Solid long-term value.

And then it happened.

BUYER: “I don’t like it… the microwave is over the stove.”

First — I get it. We all have preferences. You’re picturing your daily routine, your kitchen flow, your future mornings. Details matter.

But here’s the truth: no house is absolutely perfect. If it were, it likely wouldn’t be in your budget — or it would already be sold.

The Real Question Isn't "Is It Perfect?"

The real question is: Does it check the boxes that matter most?

When buying a home, the big rocks should always come first:

  • 📍 Location
  • 🏡 Layout and functionality
  • 💰 Price and resale potential
  • 📈 Long-term value

A microwave? That’s a weekend project.

A neighborhood? That’s long-term lifestyle and equity.

It’s easy to get distracted by small cosmetic details. But the buyers who win in this market are the ones who can separate fixable features from foundational factors.

Focus on What You Can't Change...

  • You can replace appliances.
  • You can repaint cabinets.
  • You can remodel a kitchen.
  • You can fix a roof.

What you can’t easily change is:

  • The lot
  • The street
  • The school boundaries
  • The commute
  • The investment potential

As a realtor, part of my job is helping clients zoom out and see the bigger picture — so they don’t miss a great opportunity over something that’s completely adjustable.

Because the right house isn’t the one that’s perfect.

It’s the one that works — and grows with you.

If you’re thinking about buying and want someone who helps you focus on what truly matters, I’d love to guide you through it.

Salt Lake City Housing Inventory: What January 2026 Tells Buyers and Sellers

📊 Salt Lake City Housing Inventory: January 2026 Snapshot

As we kick off 2026, Salt Lake City’s housing market remains distinctively supply-constrained compared with a balanced market — though there are early signs of gradual adjustment.

According to the latest MLS data for Salt Lake City, inventory measured at roughly 1.6 months of supply for single-family homes in December 2025 (the most recent official local snapshot). That’s well below the 5–6 months typically considered a balanced market between buyers and sellers, and clearly in seller’s market territory.

In practical terms, this means there aren’t many homes listed relative to how many buyers are out there — which historically produces competitive conditions for desirable listings. However, months of inventory has ticked up slightly compared to recent years, and homes are spending a bit more time on market than in the peak frenzy period.

🏘️ What’s Driving Inventory Dynamics in Salt Lake City, UT

📈 Inventory Still Tight

Despite some improvement in new listings over the last year, Salt Lake City’s available supply of homes for sale isn’t yet at levels that would give buyers a wide range of choices. In the tighter parts of the market — especially in high-demand, entry- to mid-range home segments — sellers still hold leverage.

Nationally, a wide shortage of affordable homes under traditional entry price points has also shaped inventory conditions, with many markets seeing very limited low-priced listings.

📅 Seasonal Patterns Still Matter

Inventory trends continue to reflect seasonal patterns. The winter months often see fewer new listings than spring, which can make inventory appear tighter early in the year. That said, recent data suggest that some of these seasonal dips aren’t as deep as during previous years of ultra-tight supply, reflecting a subtle shift toward more listings entering the market.

📈 Price and Days on Market Context

While this section focuses on inventory, it’s helpful context:

  • In Salt Lake City proper, median home prices climbed modestly through late 2025, signaling sustained demand even as new supply edges higher.

  • Homes tended to sell in about 53 days in late 2025 — a modest increase from prior years but still quicker than historical norms.

This dynamic — modest price growth with slightly longer sales cycles — commonly accompanies tightening lack of choice combined with price-resilient demand.

📍 Salt Lake County & Metro Trends

Looking at the broader Salt Lake County market, inventory and pricing trends align with the city’s overall profile:

  • Countywide data show rising median sale prices relative to last year, with homes selling in a broader range of price bands.

  • Median days on market in the county also increased compared with the year before, reflecting buyers having a bit more time to consider options — a subtle departure from red-hot bidding situations.

These county figures indicate that inventory remains constrained but more nuanced across price tiers and submarkets.

📉 Buyer & Seller Implications

🧑‍💼 For Buyers

✔ More choices than the market saw during the peak seller dominance years.
✔ Slightly longer decision timelines compared with 2021–2023.
❗Still limited supply in entry-level price bands means competition continues for well-priced listings.

🏷️ For Sellers

✔ Inventory levels still favor sellers in many neighborhoods.
✔ Pricing strategy and condition remain key — homes that are competitively priced are still attracting strong interest.
❗Listing too high can result in longer time on market, especially as inventory slowly increases.

📌 Bottom Line (January 2026)

Salt Lake City begins 2026 with continuing supply constraints, but inventory is showing signs of slow broadening relative to the tightest years of the past decade. Buyers benefit from modestly more choices and more balanced negotiation dynamics, while sellers still enjoy favorable market context — provided their pricing and positioning reflect current conditions.

As we move into the productive spring market, pay attention to whether new listings accelerate and if months of inventory gravitate toward a more balanced 3–4 month range. That shift could meaningfully change how homes are marketed and negotiated in the Salt Lake City area.

As always, I’m here to help you make confident, informed decisions — whenever the timing feels right.

No Showings? The Market Is Telling You Your Home Is Overpriced

No Showings? The Market Is Telling You Your Home Is Overpriced

One of the hardest things for sellers to hear—but one of the most important truths in real estate—is this:

If your home isn’t getting showings, the market is telling you something.

And what it’s saying is simple: buyers don’t see the value at the current price.

Online Views Don’t Equal Buyer Interest

Many sellers point to online activity as a positive sign. “People are looking at the home online,” they’ll say—and that’s true. But here’s the key distinction:

If buyers are viewing your home online but not scheduling showings, you’re being eliminated at the computer.

Today’s buyers are highly educated. They compare photos, price, location, square footage, and condition before ever stepping foot inside a property. If the numbers don’t line up, they move on instantly—no showing request, no conversation, no offer.

Buyers Aren’t Making Low Offers—They’re Walking Away

In past markets, buyers might have toured a home and submitted a low offer to test the waters. That’s not what’s happening now.

Today’s buyers don’t want to “insult” sellers. If they feel the price is too high, they simply don’t engage. They don’t tour the home. They don’t make an offer. They just scroll on.

That silence is feedback—and it’s powerful.

The New Construction Factor

In many areas, resale homes are competing directly with new construction, and that comparison matters.

Builders are offering incentives that resale sellers simply can’t match, such as:

  • Lowered buyer interest rates

  • Closing cost assistance

  • Decks, patios, or upgraded outdoor spaces

  • Higher-end flooring packages

  • Full landscaping

  • Appliances included

When buyers compare a resale home to a new build offering these incentives, price becomes the deciding factor. Special features alone often aren’t enough to close the value gap.

What Agent Feedback Often Reveals

When agents preview homes and give feedback, patterns emerge quickly. Common themes include:

  • Buyers want light, neutral, move-in-ready spaces

  • Cosmetic updates feel bigger to buyers than sellers expect

  • Layout perceptions matter—even if the home functions well

  • Storage, location, and outdoor living are positives—but price still wins

When feedback is consistent and showings don’t follow, the message is clear.

Why Price Is the Hook

Price isn’t about “giving your home away.” It’s about creating enough perceived value to get buyers in the door.

Once buyers are physically inside the home, everything changes:

  • They can fall in love

  • They can make an offer

  • You can accept, counter, or decline

But without showings, none of that happens.

The Market Always Speaks—Whether We Listen or Not

The market doesn’t negotiate. It doesn’t have emotions. It simply responds—or doesn’t.

And when there are no showings, the message is unmistakable:

The home is overpriced for today’s buyers. FIND OUT WHAT YOUR HOME IS WORTH NOW ---> What your home is worth

A strategic price adjustment isn’t a step backward. It’s often the move that restarts momentum, attracts serious buyers, and ultimately gets a home sold.

If your home has been sitting without activity, it may be time to stop waiting for the market to change—and start responding to what it’s already telling you

The market always speaks—and knowing how to respond makes all the difference.

If you’d like, I’m happy to walk through how this applies to your specific home—no pressure, just clarity.

What Happens to a Home & Mortgage When Someone Dies in Utah? | Utah Real Estate Guide

What Happens to a Home — and the Mortgage — When the Owner Dies in Utah?

A Local Guide for Utah Real Estate Buyers & Sellers

Homes across Salt Lake City, South Jordan, West Jordan, Draper, Sandy, and surrounding Utah communities are often sold after the owner passes away. While the process is common, it can be confusing—especially when a mortgage is still in place.

If you’re selling an inherited home or buying a probate or estate property in Utah, here’s what you need to know.

How Home Ownership Transfers After Death in Utah

What happens next depends on how the property was titled.

Joint Tenancy or Community Property with Right of Survivorship (Utah)

Many Utah homeowners—especially married couples—hold title this way.

  • Ownership transfers automatically to the surviving owner

  • The home avoids probate

  • The surviving owner can typically sell once title is updated

These homes often sell just like a traditional Utah resale.

Sole Ownership or Tenancy in Common

If the homeowner owned the property alone—or owned only a share—the home usually becomes part of the estate.

  • Probate is often required

  • A Utah court appoints a personal representative

  • That representative has legal authority to sell

This is very common with inherited homes in Salt Lake County and Utah County.

What Happens to the Mortgage When a Homeowner Dies in Utah?

Many homeowners expect to pay off their mortgage and live in their home through retirement—but life doesn’t always go as planned. When a homeowner dies before the mortgage is paid off, the loan does not disappear.

The way the mortgage is handled depends on:

  • Utah law

  • The mortgage contract

  • Whether there is a co-signer or surviving spouse

  • The estate’s overall financial situation

Who Is Responsible for the Mortgage After Death?

  • The mortgage still must be paid

  • Heirs who did not sign the loan are not personally responsible

  • However, payments must still be made to avoid foreclosure

If There Is a Co-Signer or Surviving Spouse

  • Anyone who co-signed the mortgage becomes responsible for payments

  • This applies even if the co-signer does not live in the home

If There Is No Co-Signer

  • Family members may choose to take over payments

  • They may refinance the loan if they qualify

  • Or the executor can use estate funds to make payments

First Steps Heirs Should Take in Utah

If a homeowner dies with a mortgage, heirs should act quickly:

1. Notify the Lender

  • Provide a death certificate

  • Ask about the lender’s procedures

Federal law allows heirs to continue payments without immediately paying off the loan.

2. Review the Mortgage Terms

Some mortgages allow:

  • Loan assumption

  • Transfer to heirs
Others may require payoff at sale.

Understanding the loan terms early prevents surprises later.

3. Get the Property Appraised

This step is critical—and often overlooked.

Many Utah heirs are surprised to learn:

  • The home has more equity than expected

  • Selling may be financially smarter than keeping the home

An appraisal helps guide decisions about refinancing, selling, or negotiating with the lender.

What If the Heirs Can’t or Don’t Want to Keep the Home?

Selling the Home

  • The most common solution in Utah

  • Sale proceeds pay off the mortgage

  • Remaining equity goes to the estate or heirs

This is often the cleanest and fastest option. Find out what your home is worth NOW

If the Home Is Worth Less Than the Mortgage

Options may include:

  • Short sale (with lender approval)

  • Deed in lieu of foreclosure, where the property is voluntarily transferred to the lender

⚠️ Important: Heirs should speak with both an attorney and a Utah Realtor® before choosing these options. Many families don’t realize the full market value of the home—or the long-term implications of a deed in lieu.

Reverse Mortgages in Utah

If the home has a reverse mortgage:

  • The loan becomes due once all borrowers have passed away or moved out

  • Family members can pay off the loan and keep the home

  • Or sell the property to satisfy the debt

Probate Homes in Utah: What Buyers & Sellers Should Know

For Utah Sellers / Heirs

  • Probate does not prevent selling

  • Homes are often sold as-is

  • Sale proceeds can pay debts and distribute equity

For Utah Buyers

  • Probate and estate homes are common

  • Timelines may be longer

  • Disclosures may be limited

  • Court approval may be required

With the right guidance, these transactions close successfully every day across Utah.

Estate Planning Options to Make Things Easier

Planning ahead can save family members time, stress, and money.

Utah homeowners may consider:

  • Transfer on Death (TOD) Deeds

  • Life insurance to pay off the mortgage

  • Setting aside funds for taxes and payments

  • Trusts or LLCs (with legal and tax advice)

  • Proper title planning to avoid probate

Always consult an attorney and accountant before making changes.

Final Thoughts: Utah Estate, Probate & Mortgage Real Estate

Death is inevitable—but chaos doesn’t have to be. Whether you’re buying an estate property or selling an inherited home in Salt Lake City or surrounding Utah communities, understanding how mortgages, probate, and ownership work makes all the difference.

If you’re facing an inherited property, probate sale, or estate-related decision, having local Utah professionals on your side can help you uncover value, avoid mistakes, and move forward with clarity.

Best Neighborhoods in South Jordan for Families, Commuters & Investors

🏠 South Jordan Real Estate: Market Trends & Insights (2025)

📊 Current Market Snapshot

South Jordan’s housing market remains active and evolving in 2025:

  • Median sale prices are generally in the mid-$500,000s to $600,000s depending on source and timing.

  • Homes are selling in roughly 40–70+ days on market, illustrating a balanced but competitive environment.

  • Inventory has been rising, giving buyers more choices while sellers must price and present well.

In effect, the market is shifting from a strong seller’s market to a more balanced one — especially compared with the frenzy years earlier in the decade.

📌 What Buyers Are Looking For in South Jordan

🛋️ Move-In-Ready & Practical Layouts

Buyers today want homes that feel ready right away without needing major repairs or renovations. Practical floor plans — ideally with flexible spaces for work, study, or hobbies — are increasingly important.

🍽️ Updated Kitchens & Baths

Modern, updated kitchens and bathrooms help homes stand out — not necessarily full luxury remodels, but clean, updated and functional spaces.

🔌 Smart Tech & Energy Efficiency

Energy-efficient features and smart home capabilities (like programmable thermostats, smart locks, efficient appliances) are catching buyers’ attention.

🌳 Outdoor Living & Usability

South Jordan’s climate and lifestyle make outdoor spaces (patios, decks, low-maintenance yards) a big selling point.

📍 Convenience & Lifestyle

Proximity to schools, parks, transit (including TRAX), trails, and community amenities is a frequent priority for buyers — especially in neighborhoods like Daybreak.

🏡 Home Features That Add Value

According to Redfin trends in South Jordan:

  • Large master bedrooms, new roofs, cul-de-sac locations, jacuzzi features, and separate entrances tend to bring higher sale-to-list ratios. Redfin

🗓️ When to Sell (Seasonal Trends)

Real estate pros note that spring and early summer consistently draw more buyer activity and often higher sale prices in South Jordan. However, with the current balanced market, a good agent can help sellers achieve a strong result year-round

🏙️ Neighborhood Spotlight: Daybreak & Beyond

Daybreak remains one of the most popular master-planned communities in South Jordan — known for walkability, views of Oquirrh Lake, and recreational trails, plus a range of home styles. Daybreak

Is Salt Lake City a Hot Real Estate Market in 2026?

Is Salt Lake City a Hot Real Estate Market in 2026?

Local Market Stats + Neighborhood Insights

Quick answer:
Yes — Salt Lake City remains a hot real estate market in 2026, but it has shifted into a strategy-driven market where pricing, location, and preparation matter more than ever.

Salt Lake City Real Estate Market Snapshot (Early 2026)

Here’s what buyers and sellers are seeing locally across Salt Lake County:

  • Median Home Price: Mid–$500,000s (varies by neighborhood and home type)

  • Average Days on Market: ~30–45 days (shorter for well-priced homes)

  • Inventory: About 3–4 months of supply

  • Market Type: Leaning seller’s market, moving toward balanced

  • Price Trend: Stable to modest appreciation (not declining)

👉 Translation:
Homes aren’t flying off the shelf blindly — but good homes are still selling, and demand remains strong compared to many U.S. markets.

Neighborhood Callouts: Where the Market Is Still Hot 🔥

Daybreak / South Jordan

  • Strong demand for newer homes and planned communities

  • Well-priced homes often sell quickly

  • Buyers value amenities, schools, and walkability
    Market Feel: Still competitive

Sugar House

  • Limited inventory keeps prices resilient

  • Renovated homes and bungalows are especially desirable

  • Popular with professionals and long-term buyers
Market Feel: Consistently hot due to scarcity

Holladay & East Bench

  • Higher price points, but steady demand

  • Buyers looking for views, space, and established neighborhoods

  • Homes must be priced accurately to move
    Market Feel: Stable and selective

West Jordan / West Valley

  • More inventory = more buyer opportunity

  • First-time buyers active here

  • Sellers need strong pricing and presentation
Market Feel: Balanced with pockets of heat

Why Salt Lake City Is Still a “Hot” Market — Even Now

1. Demand Has Shifted, Not Disappeared

Salt Lake continues to attract buyers due to:

  • Job growth

  • Lifestyle appeal

  • Long-term population growth

Buyers are more thoughtful — but they’re still buying.

2. Prices Are Holding, Not Falling

Unlike markets that overheated and corrected sharply, Salt Lake City has seen:

  • Price stabilization

  • Fewer extreme swings

  • Continued long-term confidence

This is a sign of market strength, not weakness.

3. Desirable Homes Still Sell Fast

Homes that are:
✔ Priced correctly
✔ Move-in ready
✔ In strong neighborhoods

…continue to sell faster and closer to list price.

Is Now a Good Time to Buy or Sell in Salt Lake City?

For Buyers

If you’re waiting for a dramatic price drop or perfect rates, you may miss good opportunities.
Today’s market allows:

  • Negotiation

  • Inspections

  • Strategic offers

👉 The right home + right strategy matters more than timing.

For Sellers

Homes are selling — but strategy is everything:

  • Pricing matters

  • Presentation matters

  • Marketing matters

The market rewards sellers who prepare and price correctly.

Bottom Line:

Salt Lake City is not overheated, but it is still highly desirable.
Success today comes from:

  • Local market knowledge

  • Neighborhood-specific strategy

  • Smart pricing and negotiation

Whether you’re buying, selling, or planning ahead, understanding where the market is hot — and why — makes all the difference.
