Nancy’s Unique Listing Marketing Plan - How to sell a home in Salt Lake City
1. Start with the strategy — not the sign in the yard
I begin with a detailed look at your home, the neighborhood, recent sales and your competition. We determine a pricing strategy based on what buyers are actually seeing today.
2. Prepare the home to compete
Before we list, I help identify the things worth fixing, updating or simply cleaning up. When appropriate, I coordinate contractors, repair bids, staging recommendations and a pre-listing inspection.
3. Professional presentation
Your home deserves more than cell-phone photos. I use professional photography and thoughtful listing presentation to showcase the features buyers need to see before deciding to schedule a showing.
4. Maximum online exposure
Your listing gets distributed through the MLS and major real estate platforms, while I also promote it through my social media, email database and local network.
5. Local neighborhood marketing
This is where I like to be different. I don't just market the house—I market the location and lifestyle. Buyers want to know what it's like to actually live there.
6. Social media that tells a story
Instead of simply posting “NEW LISTING,” I create content around the home—features, neighborhood benefits, price opportunities, lifestyle and reasons a buyer should take a closer look.
7. Open houses with a purpose
An open house isn't just about sitting in the kitchen waiting for people to walk through. I use it to create additional exposure, gather buyer feedback and learn what people are responding to.
8. I pay attention to the market's response
No showings? Few showings? Lots of showings but no offers? Those are all different messages.
I watch the feedback and activity closely and help you determine whether the issue is Exposure, Condition or Price.
9. I'm involved from beginning to closing
Inspections, repair negotiations, contractors, appraisals, lender issues, paperwork and deadlines—I stay involved. You're not handed off to someone else after the listing agreement is signed.
10. Communication is part of my marketing plan
You should never have to wonder, “What's happening with my house?”
I keep you informed about activity, feedback, offers and what I'm seeing in the market so we can make decisions together.
The simple way I'd brand it:
“My goal isn't just to put your home on the market. It's to create a reason for buyers to notice it.”
And your three-part framework could be:
EXPOSURE + CONDITION + PRICE = RESULTS
That gives you a very easy concept to use in your listing presentation, website, seller letters, social media and listing appointments.
