How to Price Your Home for Sale in Salt Lake City?

Pricing your home correctly is one of the most important decisions you'll make when selling.

If you're thinking about selling your home in Salt Lake City, West Jordan, South Jordan, Sandy, Murray, Herriman or anywhere in the Salt Lake Valley, one of the first questions you're probably asking is:

“How much is my home worth?”

And the answer isn't as simple as looking at an online estimate or seeing what your neighbor's house sold for.

The right listing price is a strategy.

I'm Nancy Bergman, a Top Producing Realtor with 15+ years of real estate experience, and one of the most important things I do for my sellers is help them understand where their home fits in the current market.

I'm not going to tell you your home is worth $700,000 just because that's the number you want to hear.

I'm going to tell you what I believe the market will support, and explain why.


Why Pricing Your Home Correctly Matters

The first few weeks your home is on the market can be incredibly important.

That's when your listing is new, buyers are paying attention and other agents are watching.

If your home is priced correctly, you have a better opportunity to attract serious buyers and generate showings.

If it's overpriced, you may sit on the market while buyers wonder:

“What's wrong with it?”

Eventually, you may have to reduce the price.

And now your home has been sitting there while newer listings are getting attention.

Overpricing doesn't always mean you eventually get more money.

Sometimes it means you lose valuable time and negotiating leverage.


So How Do You Determine the Right Price?

I look at several things, not just one number.

🏡 Recent Comparable Sales

What have similar homes actually sold for?

I look for properties that are as comparable as possible in:

  • Location
  • Size
  • Age
  • Condition
  • Bedrooms and bathrooms
  • Lot size
  • Features and upgrades

But a comparable sale is only a starting point.

A home that sold six months ago or even three months ago may not tell us what buyers are willing to pay today.


📍 Your Specific Location

Two homes can be nearly identical and have very different values simply because of where they're located.

Things like:

  • Neighborhood
  • Street
  • School boundaries
  • Views
  • Traffic
  • Proximity to amenities
  • Lot position
  • Nearby development

can all influence what buyers are willing to pay.

That's one reason local market knowledge matters.


🔨 Condition & Updates

Buyers aren't just comparing square footage.

They're comparing homes.

A beautifully updated kitchen, newer roof, finished basement or professionally landscaped yard may influence buyer perception.

On the other hand, dated finishes, deferred maintenance or obvious repairs can affect what buyers are willing to pay.

That's why I don't simply plug your address into a calculator and give you a number.

I want to understand the property.


What Are Your Competitors Doing?

This is a big one. Your home isn't selling in a vacuum.

If there are five similar homes for sale in your neighborhood, we're competing with those homes.

So I look at:

What is currently for sale?

What has recently sold?

What's been sitting on the market?

What has had price reductions?

What are buyers choosing?

Your price needs to make sense not only compared with past sales—but compared with what buyers can purchase right now.


The Danger of Pricing Too High

I completely understand why sellers want to start high. Your home means something to you. You've invested money into it. You've made memories there. Maybe you've spent years improving it. But buyers don't know what you paid for the house or how much you love it. They're looking at the market. And if they see a similar home down the street for $25,000 less, they're probably going to look at that one first.

The market doesn't care what we want the house to be worth.

It tells us what buyers are actually willing to pay. My job is to help you listen to that information.


What About Pricing Below Market Value?

There can also be a strategy behind pricing a home slightly below what you believe it's worth. The goal can be to create more activity, attract multiple buyers and potentially generate competing offers. But this only works when it's done intentionally.

I don't believe in underpricing a home just to create a bidding war.

Every property and situation is different. The strategy needs to make sense for your goals, your property and the current buyer pool.


My Approach to Pricing Your Home

When I prepare a pricing strategy, I'm looking at:

Exposure + Condition + Price

These three things work together. 

You can have a beautiful home, but if nobody sees it, that's a problem.

You can have amazing marketing, but if the home is overpriced, buyers may move on.

And you can have the perfect price, but if the property isn't presented well, you may not get the response you're hoping for.

Pricing is only one piece of the strategy.

That's why I look at the entire picture.


And Here's What Happened With My Recent Sellers

My most recent sale generated 20+ showings and multiple offers, and ultimately sold well above the list price. Another one I sold in West Valley City, also sold within days. Those aren't guarantees of what will happen with every property. But they demonstrate something important:

Strategic pricing + strong presentation + effective marketing + understanding buyer behavior can create results.

Even in today's market, where buyers have more choices and sellers need to be strategic.


What If the Market Doesn't Agree With Our Price?

This is where communication becomes really important. I don't just list your house and disappear. If we're not getting showings, we need to figure out why. If we're getting showings but no offers, we need to listen to the feedback, including other agents. If buyers consistently mention the same issue, we need to pay attention.

I look at:

Exposure. Condition. Price.

Then we adjust the strategy based on what the market is telling us.


Don't Let an Online Estimate Make the Decision for You

Online home-value estimates can be useful as a starting point. But they don't know that you remodeled your kitchen last year. They don't know that your basement is unfinished while the house down the street has a beautiful finished basement. They don't know that your backyard backs up to open space, or a busy road. And they don't know what's happening with the homes competing against you right now.

Your home's value isn't just a number generated by a computer!

It's a combination of the property, the market and buyer behavior.
