Tips for Selling Your Home Quickly in Salt Lake City

Want to sell your home quickly? Want to know what it's really worth? I get it. Most sellers don't want their home sitting on the market for weeks or months wondering, “What are we doing wrong?”

The good news is there are things you can do before you list that can make a big difference.

And honestly, in today's Salt Lake City real estate market, the goal isn't just to put your house on the MLS. It's to make buyers want to see it—and then want to make an offer.

Whether you're selling a home in Salt Lake City, West Jordan, South Jordan, Sandy, Draper, Herriman, Murray, or another Salt Lake County community, the same basic rule applies.

Here are a few tips I recommend to my sellers.

1. Price Your Home Right From the Beginning

This is probably the biggest one.

I know it's tempting to start high because you can always lower the price later. But that strategy can backfire. 

Today's buyers have more choices and they're paying close attention to price, monthly payments and how long a home has been sitting on the market.

I look at the current competition, recent comparable sales, condition, location and buyer activity, not just an automated home value estimate.

The right price can create interest. The wrong price can create days on market.

2. Declutter. Then Declutter Again.

You don't have to completely empty your house. But you do want buyers to be able to walk in and think:

“I could live here.”

Clear off countertops. Pack away the things you don't use every day. Clean out closets. Remove extra furniture. And yes, this is the perfect time to finally deal with that junk drawer. 😉

3. Make the First Impression Count

Before a buyer ever walks through the front door, they've probably already seen your home online.

That means the exterior matters. Clean up the yard, trim things back, clean the front door, replace that tired-looking house numbers and make the entrance feel welcoming. You don't necessarily need to spend thousands of dollars. Sometimes a little cleanup goes a long way.

4. Take Care of the Little Things

You know that loose doorknob you've been meaning to fix?

Fix it.

The dripping faucet?

Fix it.

The wall with the scuff marks?

Touch it up.

Buyers notice the little things, and sometimes those little things make them wonder what bigger things might be wrong.

5. Don't Over-Improve

This one is important. You don't necessarily need a brand-new kitchen or a $30,000 bathroom remodel before selling.

Before you spend money, let's talk. I'll help you figure out what is worth doing, what isn't, and what could actually help your home sell.

Sometimes the best investment is paint, cleaning and landscaping, not a major renovation.

6. Professional Photos Matter

Your home's first showing is often online. If your photos don't make someone want to click, you may never get them through the front door. Believe me, I used to be in TV marketing. 

Professional photography, good lighting and thoughtful presentation can make a huge difference in how your home is perceived online.

You don't get a second chance to make a first impression.

7. Make It Easy for Buyers to See Your Home

The more difficult it is to schedule a showing, the more opportunities you may miss. I know life doesn't stop just because your house is for sale.

8. Be Ready to Adjust

Sometimes we get the price and marketing exactly right. 

Sometimes the market gives us information we didn't have on day one.

If we're getting lots of online activity but very few showings, that's information.

If we're getting showings but no offers, that's information too.

I pay attention to what the market is telling us.

The goal isn't to stubbornly stick with a plan that isn't working. The goal is to sell your home.

9. Don't Forget About the Story

Every home has something that makes it special.

Maybe it's the backyard.

Maybe it's the location.

Maybe it's the mountain views, the remodeled kitchen, the neighborhood or the fact that it's close to everything your buyers are looking for.

My background in television, marketing, production and research taught me something I still use in real estate:

You have to tell the story.
