One of the biggest mistakes sellers make is pricing their home based on what they need to get, what a neighbor's house sold for, or what an online estimate says.
Your home's value is influenced by things like:
- Recent comparable sales
- Current competition
- Location and neighborhood
- Condition and updates
- Square footage and layout
- Lot size
- Buyer demand
- Current market conditions
An online estimate can be a starting point, but it doesn't walk through your home, understand its condition or know what buyers are responding to right now.
That's where a local market analysis can make a difference.

💰 2. Don't Automatically Spend Thousands on Renovations
You don't necessarily need to remodel your kitchen or completely renovate your bathrooms before selling.
In fact, some improvements may not give you the return you're expecting.
Before spending money, let's talk about what actually makes sense for your home and your price range.
Sometimes it's paint.
Sometimes it's landscaping.
Sometimes it's fixing a few obvious items.
Sometimes it's doing nothing and selling the home as-is.
The goal isn't to make your home perfect.
The goal is to spend your money strategically.
📸 3. Your Home's First Showing Happens Online
Before buyers walk through your front door, they're probably looking at your home on their phone.
That means your photos, listing description and online presentation matter.
I don't believe in simply putting a home on the MLS and hoping the right buyer finds it.
My seller marketing approach can include:

Today's buyers have choices.
That means pricing a home correctly from the beginning is more important than ever.
Price too high and you may miss the buyers who are watching new listings closely.
Then you may find yourself making price reductions later—which can create a completely different conversation with buyers.
The goal is to find the sweet spot between maximizing your sale price and attracting qualified buyers.
And here's the thing:
I will tell you what I actually think your home is worth—even if it's not the number you were hoping for.
That's part of my job.
🤝 5. Know How to Evaluate an Offer
The highest offer isn't always the best offer.
When offers come in, there are other things to consider:
- Financing
- Cash vs. financed purchase
- Inspection terms
- Appraisal risk
- Earnest money
- Closing date
- Seller concessions
- Contingencies
- Buyer timeline
- Overall likelihood of closing
A $20,000 higher offer isn't necessarily better if the terms create significantly more risk.

🔍 6. Be Prepared for the Inspection
The inspection period can be one of the most stressful parts of selling a home.
Buyers may discover items you didn't even realize were an issue.
The answer isn't automatically to fix everything.
It's about understanding:
What's important? What's reasonable? What's negotiable? And what could potentially jeopardize the transaction?
I'll help you understand the conversation and negotiate from a position of knowledge rather than emotion.
🏦 7. Don't Forget About the Appraisal
If your buyer is financing the purchase, the property may need to appraise for the agreed-upon purchase price.
That's one reason pricing strategy matters from day one.
A strong offer is great.
A strong offer that can actually make it through appraisal, financing and closing is even better.
💵 8. Know What You'll Actually Walk Away With
Your sale price is not the same thing as your net proceeds.
Depending on your situation, you may have:
- Mortgage payoff
- Realtor compensation
- Seller concessions
- Title and closing costs
- Repairs
- Prorated taxes
- HOA-related expenses
- Other transaction costs
Before you decide whether to sell, I want you to understand the numbers.
The question isn't just “What can I sell my house for?”
It's: “How much could I realistically walk away with?”
🏠 9. Should You Sell, Rent or Take a Cash Offer?
Selling isn't always the only option.
Depending on your circumstances, you may want to consider:
Sell traditionally
Expose the property to the open market and work toward the strongest possible offer.
Sell as-is
Make fewer improvements and accept that the condition may affect the price.
Rent the property
Keep it as an investment and generate rental income.
Consider a cash offer
Gain speed and convenience, but understand the potential difference in price and net proceeds.
